Things You Need to Know About Renting a Home
in the Birmingham Metro Area
There is currently very high demand for home rentals in Birmingham, AL. There are not enough houses for rent in Birmingham, AL to meet the demand. People relocating here from other parts of the country are often shocked at how limited the selection is.
We do not charge a fee before we show you property and you are not required to submit your Credit Report until you see property and select it to apply for.
We are Realtors representing Independent Property Owners. Each Owner, not Coldwell Banker, set their own unique Credit Qualification Guidelines. While you are not required to submit your Credit Report in order to see property, you are required to know your current Credit Score and tell us what it is in order for us to determine whether or not you are within guidelines. The Brokerage will not allow us to show you property until we know that you are within guidelines. If you do not know your Credit Score, it is easy to check it online for free.
If you find a Property that you would like to see, simply click the "Request a Showing" button and tell us the day and time that you would like to see it. Once you complete the Form and submit it, we will begin making the necessary arrangements.
Many of the properties that we represent are currently occupied with Tenants. It usually takes 48-72 hours to schedule appointments on occupied property.
Most of our listings lease within 30 days. Therefore, as a practical matter, you should not schedule appointments to see property more than 30-45 days before the day you need to move in.
You must be willing and able to execute the Lease in order to take the property that you select off the market. You cannot pick a property weeks or months in advance of your move in date and ask us to "hold it". In order to "execute" the Lease and take your selected property off the market, you must pay the first month's rent and the Security Deposit (which is equal to a month's rent) in advance.
April through August is the busiest time in the Home Rental Market. Please submit your Showing Request on Monday or Tuesday to schedule the weekend appointments.
